remortgaging in a couple of months

Is there anyone out there who either has good advice or knows a good website to go to for advice?

We're about to remortgage and our big pull is that we are in a position where our loan to value we're after is about 40% which means (I hope) we should get a good deal, even in these turbulent times. (Our house is worth about �500k and we're after a �200k mortgage.)

Any answers appreciated.

we're not mortgage free - we still have c�200k on our mortgage to pay back.
So the total loan to value will be about 80% - still, the same applies
�200k mortgage on a �500k house is 40% loan to value not 80%. I presume they're remortgaging for a better deal on the �200k?
It's not clear. I assumed they wanted an additional �200k which would bring the LTV to 80%
