Information needed to make a decision

My partner owns a flat and has a mortgage fo 40k which equates to around ?200 a month. Instead of us selling the flat next year to move to a family size house i would like to keep it and rent it out....

my 21 month old has lost 2 of her toe nails. she sat there tonight picking her big toe nail off,eww. but when she took it off the was a new one under neath. she has lost one before and it grew back...
