Demolition Of Workshop Implications Re Liability/insurance

I have recently listed a large prefabricated workshop on an auction site as "highest bidder to dismantle and remove from site". The idea was to have the building removed so it was basically free otherwise. I have an interested party but know nothing of their experience. I have decided to do a liability waver as people do for participants of dangerous sports (for example) which I intend getting them all to sign before work starts. Is this enough and has anyone else undertaken this sort of thing before. I did put in the listing that appropriate insurance and safety precautions are the responsibility of the winning bidder. I am worried about any consequences to us of someone injuring themselves and whether I ought to be considering a specific sort of insurance to cover us. I think this is more important to consider with today's practice of everyone suing everyone for anything.

Provided you use a contractor who has Liability Insurance covering this type of work,then you should be ok. However you should check that his policies are in force.
If you do not feel competent to do this then your insurance broker(if you have one) should be able to advise you. Either that or your solicitor.
If you have liability insurance for your business at present then you could ask your Insurer to extend your policy to cover this contingency.
