Hi,
My partner and I are just about (this week) to pay a deposit on a George Wimpey new build house, as we need to exchange quickly that have offered us their assisted buy scheme, where they sell your existing property for you. I think that I got the main gist of what it entails, but as always you think of lots of questions after you are with them, has anyone done this, or similar? What can we expect to lose on the value of our house? And also what kind of discount can we push for on the new build?

However it is my understanding that if you part exchange there usually has to be a siginificant difference in the price of what you are selling and puchasing. I don't know the percentage difference but there probably has to be a difference of some �35,000 between what they can sell your house for and the value of the property you are buying. It is this difference in values you need to be asking about. You may not lose much on the value of your house provided the price you are going to pay is significantly higher.
All that notwithstanding you may get a discount of up to �10,000(sometimes in goods such as carpets or help with deposit etc.) off the new house especially if you weren't doing a trade-in.
