Ball Park Figure to replace bathroom and shower room and toilet

I am looking to remove and replace the main bathroom, one of the en-suits and downstairs loo in our house.

I know that price will depend on quality of fittings chosen and tiles selected, but can anyone give me a ball park figure based on medium range fittings?

I,d be looking for all 3 to be completely stripped out, bathroom needs bath, toilet and sink with a thermostatic mixer shower above the bath. En suit is really small, so the smallest shower unit with sink and toilet, downstairs loo is again small - just loo and sink in there. I'd like all floors and walls tiled to half height and full height over bath. I think I need some kind of pressure increaser in the shower room if possible.

It's a timber frame new build about 8 years old.

I have in my head about £20k but when you watch these property programmes, they always seem to be able to renovate a house for that.

Didn't come with shower which I think cost about £180. Got the room plastered, tiled and fitted (as well as repairs to the joists) for £500.

I would suggest about £ 5,000 for the labour and first-fix materials; your choice of final-fix materials and appliances, etc. should be quite easy for you to keep an eye on for your final budget.

That's amazing Ummm! - it looks really nice - was that just a local plumber that fitted it? I could probably fit all 3 rooms into that one though! We got a quote from B&Q to refit the ensuit a couple of years ago (which is about 4 foot square) and that was nearly £5k and didn't include tiling!

I know jack - its just that as you see we got a quote a couple of years ago to get the en-suite done - with just standard stuff and not moving anything within the room and that was about £5k which was out of the question at the time, and when you see these programmes on tv and they seem to get a kitchen and two bathrooms for not much more. We are working out whether to save up to get these done, or to add cost to mortgage and estimating when we would be able to manage it. My feeling is that if we get a local plumber to do it, it would be a lot cheaper.

B&Q are BAD! they quoted me £5k for my diddy bathroom. I decided I couldn't afford it, and then they ran a promotion.. 50% off bathrooms and fitting. I called them back,they quoted £10k, minus 50% !!!!

anyway, size isn't important (in this case!), it's the same fittings and often the small spaces make for harder work.

I am now mid-bathroom work with a private firm who were recommended. I purchased everything myself making a lot of savings. I've spent about £1500, and the labour costs are £2400. the bathroom is tiny and has no toilet. it's been gutted back to the brickwork and it's looking fab.. but I've had no bathroom water for over 2 weeks!

btw, I think labour costs vary greatly depending on where you live.

If you get a 'company' in to do the works..........you'll pay through the nose.
If you get individual tradesmen in you'll save more, especially as you want 3 rooms doing.
Have you chosen your appliances/fittings/tiles/radiators ?
Get the details of all the above, get some folks in to quote you (giving them the spec) and seek personal recommendations. Make sure each quote is like for like; get a written time-frame (Sara !?! ;o)).
Overseeing the project yourself will be time-consuming for you, but will save money.

Oh sarah - that sounds like it has been a job and a half! - we don't have brickwork to get back to - welll there is on the outside, but inside is just plasterboard. We have another en-suite so we will still have facilities, so I am not too bothered if they are all ripped out at once so I guess that helps with the planning.

Jack, we'll maybe have to start shopping around and getting some recommendations. My husband actually worked as a tiler for a while, but he cannot work with any of the adhesives etc because of his allergies so we cant save money there!

One thing though. In this situation, people tend to focus rather too much on fittings. There are high-end, ridiculously expensive ones about, but even good basic units are of pretty good quality these days .......... mostly.

Labour is the biggest cost by far. As mentioned, separate trades (on a quote, not daywork) work out the cheapest, but need co-ordinating.
Next best would be a price for the lot from a small, local firm who have all the tradesmen, or can hire them in as needed.
There's a lot of work here, and probably a few unforeseens that would necessitate alterations. I'd be inclined to budget for the 20k (almost 3k will be VAT). Get involved, and do your homework, you could well be pleasantly surprised.

I bought eveything myself and paid £100 a day labour rate......mine cost about £4000 last year.
