New lintels required in my home

Hi, thanks for taking the time to read this question. I have recently purchased a 3 bed semi ex council property. New UPVc windows were installed 5 years or so ago. They are in good condition but when they were removed new lintels were not installed. I believe it was simply a case of the old wooden windows providing the necessary support and a bad trademan not spotting this as a requirement for the windows. The survey on the house brought this up and i now need lintels (solely downstairs) for the living room (approx 1.5 metres length), kitchen (approx 1m), pantry (approx 50cm) and front door. Does anyone have any indication of the costs i should be quoted by a builder for this work. Thanks for all your help.

Be very, very careful about what you are doing. You really should talk to a Structural Engineer first (not a builder) to get out a scheme, then obtain competitive quotes against that from builders. Tell your insurance company. Budget impossible to say without seeing your house, but at an absolute guess budget for �3000 and hope to get away with about half that.

i can tell you that when i first saw your Q. i wrote an answer 3013 chrctrs long. but it would not post. it contained my expert opinion on how to solve your problem with the absolute minimum of outlay with the best quality work. i went into great detail about every thing you would need, getting discount, getting council aproval etc.
