photina red-robin

recently ive purchased a photina red robin formed as a small tree my problem is on the green leaves there appear to be forming black blotches about 1/4 to 1/2 inch in diameter forming the new growth which is the red leaves seems to be okay at present could anybody inform me as to why this is happening
