Ball park figure of building a new house?!?

Hi,
I know this is a bit vague...but roughly how much would it cost to build a detached house (eg - 4 bed, 2+ receps, 1 en-suite etc)
I just want a rough idea. I know there'll be the cost of land also, but how much to build including materials?

I would allow up to �100,000 for that you could have it built to the highest possible spec, you could do it cheaper, so that would be the absolute maximum, buildersmate will be able to give you more info, if they are on later.

For rough budgetting work on �800 to �1200 per square metre of floor area in the house. I'm afraid it is very variable, driven by ground conditions and levels of finish sought inside - particuarly kitchens and bathrooms.

I was wondering as well....I've seen a site that sells timer frames.

So for example...if I was to buy the timber frame for say - �49,000 (which was quite big actually!!) how much are we looking to ge that up to living standards?
I'm not sure if you can help...but appreciate the answers.

You'll have to allow about �15-20K in the ground.
�49 K for your frame - Say �10K to install it
�10K to roof it
�45-55 to fit it out to a decent spec.

So all in �130K

Make sure you have allowed for planning, building control, NHBC, insurances for the building phase, and above all, with regards to latest CDM regulations - The client will be more responsible for the future maintenance design, health and safety etc.

Take advise from professionals and don't just rely on your local builder.
