Best time to sell my house

I am thinking of selling my house and buying one with a friend, is now a good time to sell, or should you wait untill house prices pick up again. not sure what to do only bought my house last year when prices were actually a lot better than now. Does it actually make any difference because although i will get less for my house surely i will pay less for my next one. And if i wait a few months maybe my house will be worth even less, any advice anyone please.

Do you have any equity in your house? If you only bought last year then the chances are that you will be in negative equity by now so unless you have the cash to clear that plus pay a deposit on the next house, you are stuck.

Get a btl morgage on your present house and use the capital to buy with your friend.
