how long would it roughly take to sell a house?the buyer is in no chain and cash buyer so no mortgage is needed,and the seller would also be a csh buyer to their new home which has no one living in and ready to move in asap.thanks.

Two to four weeks - but could be less. Ask your solicitor / conveyancer.
The two sets of solicitors drive the elapsed timescale. The activity time for each to 'do the necessary work' is less than one day's work - though it occurs over a longer period and involves an exchange backwards and forwards of the necessary contractual information. If this is done via snail mail it takes longer than email.
It took us just over three weeks from viewing the house to moving in with roughly the same circumstances as yours. We told our solicitor completion had to be within 4 weeks, unfortunately some solicitors are very slow at doing things so you may have to keep pushing. Good luck and hope all goes well with the move.
