Estate agents, property websites on the internet, local newspaper on property day, drive round and look for some... There are loads of ways!

yeah you say that drive around, say i saw an empty property that wasnt for sale, how do i find out about it?
If you find a derelict, empty properyt, pay around 3 to download the title deeds from the land registry - this will give you the current owner, if the property is registered.

If it isn't registered - knock on neighbours doors.

But I wonder if this line of work is suitable for you.
I'm intruiged why you say youre not interested in auctions? They are the best way to find these properties and the most common.

Most people who have a run down or derelict property will hand it to an auction house rather than an estate agent. There's loads out there.

Other than that, as per CheekyChops and Ethel.

We dont have time to attend auctions as we already have a building company thats been established for 24 years, but we have never been into refurbs only from new and decorating, we have our own website, so if anyone is intrested let me know. x
If you don't have time to attend auctions, you won't have the time to attend to all the red tape involved in renovating derelict properties. All needing attention between 9am and 5pm Monday to Friday.

Most derelict properties are in that state for good reason.

Do you own a business yourself Ethel? what sort do you own? we have quite a large team working for us, so we do understand the pitfalls of total refurbishing a property, but it was not knowing how to purchase a run down property when you have never been involved in that kind of refurb.
I recall a programme about a husband and wife team who now have a 500 Million pound property empire. They started by doing up one house and realised that there was a quicker way than one at a time. If you can afford the funding it is best to hire someone to find them for you. Why not use an existing member of your building team? Every council keeps a list of derelict houses that they want to refurbish or compulsory purchase because they are run down. Check obituary columns for recently deceased as their homes are frequently run down and for sale. A client of mine bought 10 houses in Manchester due for demolition from the council at 20K each. Lots of ways to find property. Relocation Agents maybe? Good luck.
