advice please
we have a pet and aquatic centre inside a garden centre which we used to have a lease but unfortunately let it run out while going through a bad time and the landlord would not renew it but would only give us a tenancy at will so he obviously has more control now. he has now sold the garden centre to another company and we dont know where we stand whether they can just tell us they dont want us there or have we any rights ? I understand we cant sell the business without a lease but we ve been there 14 years and it dosent seem right that we cant get anything out of it, any advice appreciated.

At the point when the business tenancy ran out, you could have applied to a court to have it renewed, if the landlord would not renew it. This statutory protection applies to most business tenancies and succeeds unless the tenant has breached his obligations under the tenancy.
Unfortunately you did not do this, and a tenancy at will was created.
Business tenants have no such rights under this type of tenancy, so you need proper advice to see if you can claw any of what you appear to have lost back again.
