Rental Property - request from tennant?
Hi
Hope someone can help - have had a tennant in property for over 12 months. Have had no problems apart from that every slight little thing (major and non major) resulting in many visits to the property to fix things (even though, we technically didnt have to i.e re-insulating the loft as she said it was too drafty!)
Now she is asking if she can cut 6" off the handrail on the stairs to fit a baby gate. I have advised the estate agents that although i dont have a problem with accommodating the request, I asked if she can replace it when she vacates the property (nothing in the pipeline - just want to know that when she ever does leave its done) or can it be taken out the deposit.... the estate agents have advised that she cant afford to replace it.
(i have costed the rail & fixings which comes to £50) Is it unreasonable that I would expect any alterations to be rectified?
help - dont want to be stingy but just wondering where we draw the line ...

It is reasonable for her to ask to be able to fit the baby gate but you are well within reason to ask for it to be replaced when she goes!
If I were your tenant I would replace the railing without you even asking or at least leave it for you in the bond.
