If it's a Short Assured Tenancy then it might become a rolling agreement after the initial 6 months. If it is then you are probably liable till the tenant hands their notice in and leaves, probably a 1 month notice. This is the danger time as most tenants don't pay their last months rent thinking that the deposit will take care of it, which it does but thats not the principle of the deposit.
