applied for mortgage through Santander..been declined on basis of "charges to property"...hav checked Credit Report (Experian) and Land Registry Report and both clear...went back to Santander and still no joy...they said to contact Experian and ask to check "historical securities"...did that, Experian dont know what that means!!!..can anyone tell me?? just keep getting nowhere and really frustrating.

Could you try elsewhere or have you already paid Santander a fee?
You could show Santander your clean Experian report and ask Santander to recheck their info.
Apply for a full report fom Experian, then take it back to Santander and ask them to compare it with the one they have. If necessary get them to phone experian while you are there to go through any anomoly.

Thanks Factor 30 and Ubasses...hav done all that you both mentioned and Santander still say its not enough!!!...they wont tell us what the problem is or where theyre getting their info...thats the frustration...how can we fix it if they wont tell us the problem!!!...sellers are pissed off and fed up waiting...hav said if not sorted by Fri, they will put house back on market....just dont know what to do next....anyone any ideas??...what the hell are "historical securities"??
Santander can not tell you what information they have because they do not own it. That is why they tell you that you have to contact the credit register company yourself. However they do have to tell you which Company they used and should give you a form to send off to obtain the information.

As i said, we hav already done that and they referred us back to Experian!!...Experian cant help, cos they dont know what Santander are talking about!!...all reports are clear and have been e-mailed and faxed to Santander...no further forward!!
I don't know what historical securities are but i know how Experian works and how the results can mean in decline for credit . Check your experian file and check all addresses going back 6 years, you must also check anyone who have had a financial relationship with in the last 6 years too. People quite often look at their file and think its clear, but lurking at an address several years back is an ex-partner/friend will a bad credit history. If you do find associated adverse you will need to get 'unassociated' then experian will update your file. Hope this helps.

Thanks for the replies guys....but as i keep saying...reports have all been checked and double checked and are all CLEAR!!....cant make it any plainer!!!....thanks anyway.
