Section 8 Evictions, How Successfully Are They?

We've had the misfortune to live next door to the neighbours from hell for the past 12 months.
The landlord has served a Section 21 but the tenants are still there.
He has now served a Section 8, the tenants have stopped paying the rent more than 2 months ago, they have damaged the property and are an absoulety nuisance to the neighbourhood.

If after 14 days they are still there and the landlord has to start a "possession claim", will the fact they have 5 kids stop a judge ruling in the landlords favour, or does the fact that they have met at least 3 of the grounds for possession make it an easy decision.

he should go for an end of lease s21 eviction
as it is automatic
so all the points you mention cannot be raised

he is doing a s8 because he doesnt want to lose loolah
and THAT is because he hasnt realised that possession is easily the most important thing
what he SHOULD say is
get out within 2 weeks, and I wont sue for arrears ( enforceable contract)
he probably wont

Thanks for the responses. So after the 2 weeks of the section 8, how does a court decide on the possession claim. Is it straightforward, "your in arrears, your anti social, you've damaged the property, now get gone"

I had to go to court and the registrars heard the case
