are the company called "tenant loans" (www.tenantloansuk.com) a real loan company or are they one of those dodgy fee grabbing sharks?

All loan companies have to make a profit - they are not a charity.

It is the degree of fees that should concern you. Make sure you fully understand ALL the costs before you sign anything, and get quotes from at least three different companies.

The best bet is always the bank. If they can't/won't help you are paddling in shark infested waters.
