Does anyone know how to start the ball rolling in renting out my flat? Looking to do it privately if possible

2. Get a qualified electrician to carry out a safety check of the wiring, sockets and any appliances you'll be providing.
3. If there's a gas supply to the flat, get a Corgi-registered fitter to check the safety of appliances.
4. Read the booklet which can be downloaded, either as a pdf or as a Word document, from here:

5. Do some research to decide on an appropriate rent.
6. Decide whether you wish to charge a deposit (and, if so, decide how much).
7. Advertise the flat in your local free-ads paper (or wherever else people, in your part of the country, look for accommodation).

smiler40ee Personally I'd advise using an agent to start with if you don't know what you're doing. It'll cost you a percentage of the rent but you'll learn along the way. Make sure you read the agent's terms and conditions carefully so you know what costs are involved and realise that these will continue to the end of the tenancy which may be some time.
Once you've learned from the agent you can do it yourself the next time.
One of the most important things to remember is always to credit and reference check any potential tenant and don't be afraid to turn them down. It's all too easy to let someone into your property but its very difficult and expensive to evict them.
