owning a bar

have money to spare and would be interested in buying a bar in leeds...never owned a bar before in england and its just a thought at minute...its next door to bookmakers and on high street..low enough price too...anyone know the ins and outs/the highs and lows ...i mean it couldnt just be straightforward so i would like some advise on the matter pls.....

I work in the finance industry and we do a lot of leases for pubs buying catering and epos equipment.
If you have never done this before, I can pretty much guarantee that you have a less than 20% chance of still being in business in 3 years time.
Pubs are losing money hand over fist.
The smoking ban has really taken its toll, and the economy is in a recession - meaning that people have less money for drinks and / or meals.
Just in case you don't know where I am coming from: Don't do it

owning and running a bar/pub looks to a punter as if it is the best lifestyle in the world....
I've looked afters a pub several times for a week or two, OMG it is the MOST exhausting job in the world, with the longest hours and more trouble and problems than you can ever imagine!
You will need to work 7 days a week, often from 6am through to 1-2am plus! you will get problems and grief from neighbors, the police, the licensing people, the council... the list is never ending! and thats on top of the problems from the customers! drunk people are not fun to deal with when sober, and if your not sober your a bad landlord!
The moneys is not good, the profit margin isn't that good, it's hard to make a living unless you are offering something special

yes i am ethel as well u know!!!!!!!! no i did not say i was emmigrating to thailand i did in fact enquire about getting my thai wife a shengen visa for spain...just back from ibiza by the way and had a great time....any way ethel as i said in my post it was just a thought...i have a partner to go in with me if and when we decide...it is in a good location on a busy high street,next to bookmakers...low enough rent and cheap enough price so i was just asking and doing my homework before i made a decision...is that good enough for u ethel dear? do urself a favour old dear and save ur time and stop wasting mine and every one elses...only post answers to questions that u know something about in future...i for 1 do not need ur views!!!! stick to what u know...this is not a chat room just incase u didnt notice that!! answer bank ethel..answers only!!!!!
sometime ago , i saw a programme , where a mature studen t, who had the money , was in partnership , with some one else ,....it was like mini fly on the wall documentary ,,,,,, showing the highs and lows, of owning a bar ........ the bar was in leeds if i recall correctly , .... it seemed like an up hill struggle ,....all the way , with "chains of pubs muscling in ....on this trade , bars are all very trendy ..... but it seems pubs , belong ing to large companies seem to make more headway ...
