House purchase without Esate Agents - Advice

I am possibly purchasing a house (235,000) and the owner is buying ours (155,000). This will be done without using Estate Agents.

Does any ABer's out there have any advice, hints & tips or loops holes to look out for please?

so long as you both use independat solicitors everything should be ok, the estate agent doesn't do much more than find you a buyer and negotiate a price between you-you've done that yourselves so you don't need one
