Any estate agents out there? credit checks??? i need advise

hi guys, i know im posting this is the wrong catergory but had no idea where to post!

basically i need to know... is there only type of credit check?

what i mean is..... on boxing day i went to get a sofa, i applied for credit it got declined, i bought it with my savings in the end, anyway i only seem to beable to get credit with my bank, which is great, but store cards, catalouges or anything else are a no go, im not bothered as i dont use them or want them but,,,,,,

i need to move out in the next 6 weeks as some of you know my 2nd child is on the way, money isnt a problem and deposit all sorted, so i was all excited looking around at houses, then the guy says we will need to run a credit check????? this takes a week to go through, worst thing is it costs over �100 and you dont get it back if you fail it?
will i fail it???? im not actually getting anything on credit, so what are they checking for?????
i know i have a bad credit record when it comes to store cards etc but is this the same check?

any advise be great, i cant stay here there is no room for baby!!! :o(

also can i just offer a guarantor?

my dad buys and rents property, i am renting off him at the moment ( pitty he doesnt have a 3 bed house lol)
but he is more then willing to be a guarantor for me, so will they except that? and skip the credit check on me and just do one for him????
have you tried obtaining your credit report from credit expert. co.uk,, you have a 30 day free trail. I had the same problem as yourself and was getting turned down for credit all over the place so i went onto credit expert for my report and was shocked to find that there was all sorts of things on my name ie catalouges and cards [that i never applied for] all in arrears therefore my credit score was bad hence my refusals. Give them a go.
If you have a lot of bad credit you need to make them aware of it as they will probably do a credit check whether you offer a guarantor or not. I work for a property management company and we accept people with bad credit if they have a good guarantor.
