Transfer of title deeds after probate

Deceased mother left house to grandchildren, executors of her will are her two sons, one son wants to buy house, has mortgage etc in place but cannot go forward until title deeds are in their names as executors. Can the deeds not just be changed once into name of son who would like to purchase house and his wife rather than changing them twice? Also can the title deeds be changed by anyone other than solicitor at a cost of nearly £600?

Yes. The Executors can execute a Land Registry form called an "Assent", which tells the Land Registry the name into which the property is to be transferred.

The Executors do this ar representatives of the Estate, not on their own behalf, so the property does not have to be in their name.

The Land Registry Assent form used to be Form number LRAS1 ... and it might still be.

Needless to say, the money paid for the house becomes the property of the grandchildren, on whose behalf the Executors continue to hold it on Trust.
