Cost of small extension

Just wondering if anyone could give me a rough idea of what it would cost to build a small (eg 10'x9') single storey extension - sort of a sun room (but not a conservatory). Has anyone had an extension like this? What did it cost? Just looking for suggestions so that I can do my maths. I know there'll be architects fees etc too, but I'm really just wondering about the actual cost of an extension.

It depends on what services you have in it i.e. radiators, electrical

I depends on the access that your builders have (do they have to come through the house or can they get round the side)

It depends on how deep the footings have to go, type of roof, number of windows/doors, type of floor finish

Shell and core could cost as little as �7K or as much as �25K
