Transfer of House Ownership

My elderly mother has recently moved in with my wife and I. She owns her own property (i.e.no mortgage) and apart from her pension has no regular income. Being an only child I will eventually inherit this property however it is in desperate need of updating and requires some urgent structural work.

Is there any complications to have the house transferred into my name; so I can get a secured loan to have the work completed?     Thanks.
