Cost of building one house against building two maisonettes
What would be the cost difference, percentage wise, be of building a 4 bedroom house against building two 2 bedroom maisonettes. Assuming the build quality and fitting were the same quality?
It couldnot be twice the price although it would have 2 boilers, 2 electric meters, 2 bathrooms, 2 kitchens because it would only have one roof and the plumbing / wiring would be similar.
Would the rental return be worth the extra cash / hassle?

Probably only about 25-30%, but the two wouldn't be worth as much as one good 4-bed.
Two semis would be worth more than two maisonettes though. :o)

I'd be towards the lower end of The Builder's estimate.
The extra costs are in the second kitchen, the second bathroom and extra space outside for parking (or a second garage).
The biggest obstacle you are likely to have is changing the planning consent - you cannot assume that because it is the same size, planners will permit it.

Agree with BM, as always, but I must add that there are two other quite significant extra costs............
Entrance hall arrangement ... firewalled stair shaft, second front door and lobby etc.
High spec separating floor between the two levels ....... sound, fire etc...... often best accomplished with concrete beam & block floor.
