obtaining a mortgage on age restricted property

Hi,

Not sure where to post this but this seems to be the most logical. My parents are selling their house and want to move to a flat in a building which has an age restriction on that all occupants need to be over 60, although there is no restriction on who buys it. They will need to take out a small mortgage but neither work. Does anyone know of a firm who will allow them to do this using their pensions if I guarantor the rent? (sort of reverse of them doing it for me years ago). I'm googling without success as I cant find a lender who will offer a mortgage on a property with this sort of age restriction. Many thanks
