I am looking to recarpet the downstairs in my rental property and explained in detail to two carpet people what I wanted, where I wanted it, that due to a planned refurbishment at the end of 2016 it had to be the cheapest they do, that the tenant had no say in anything let alone the colour, style and cost. I want lounge and hall in cheapest going in a light brown/mink /neutral.

Why did both only quote for what the tenant told them?

They both came back.. Lounge, hall, stairs, landing all in grey and kitchen in vinyl.

It doesn't matter what the tenant wants they are going at the end of their tenancy in August. The tenant isn't paying for it I am.

Sounds like a breakdown in communication.

Your tenant appears to have indicated their own preference - for reasons unknown.

All you need to do is clarify that you are the property owner, and you are paying for the work, so your choice is the one to be adhered to.

Trying to find a good tradesperson is like trying to find the golden needle in the haystack. Anyone can start up a business and advertise themselves a good on the so called checked websites. Can't help feeling life ought to be easier :-)

Andy, I make it very clear what's what with the tradesmen. They just don't listen properly. All they have to do is measure up and follow the brief and give me the quote.

If the tenant wants different then the tenant pays for it.

Did you think of discussing the colour of the carpets with your tenant? You might find a bit of give and take helps.

The cheapest to buy isn't always the cheapest in the long run.

You get what you pay for.

In my experience they do listen. They might turn up on the day they arranged but they do listen.

Maybe they were under the belief that you'd changed your mind and was letting the tenant choose.

make sure you specify it in writing

and yes the tradesmen should be paying attention towhat the payer says
however they may be looking to carpet the old tenants new address .....

useful questions when you are talking to the lucky winner would be
when I asked for a quote do you recollect what I said

and as soon as he yaps what the tenant says

ask if the tenant is paying
