An offer was put in for a house this morning but there has been no response yet - how long should they wait.

Hi ricoor. This points to the offerer possibly thinking of pulling the offer so tell the seller to immediately offer a discounted rate to secure Said offer before the potential buyer goes elsewhere if this is the only or best deal on the table and the seller can afford to lose a few thousand by getting this offer. ( dads into property and told me this)

It might just be that the seller is not contactable, so the agent hasn't told them about the offer yet.

Another possibility is the seller wants to discuss the offer with their partner before responding.
Is your friend the one who put the offer in? If so, the estate agent (if the seller is using one) might not have got hold of the sellers yet, or maybe the seller need to confer with a partner before responding to the offer.

these things are so important that I do it in writing and poss hand deliver.

I mean you can say: no response in 48 h I will revoke the offer.
( which is OK so long as the seller hasnt responded)
I'm in the same predicament. We made an offer at 9am this morning and we've had no response.
It's very stressing, this house buying and selling lark. I'm so glad that's it's not something I'll be thinking about for the considerable future (fingers crossed!)
I've had one estate agent not contact me. When challenged she said words to the effect of, "Well it wasn't accepted so I didn't contact you", and, "Well you weren't going to put another offer in anyway were you ?"
There is often a delay in responding to offers because sellers are prone to hanging on in the hope of getting a price close to the advertised one. This happens when the seller is in no particular rush to sell.
If you want to shake them up a bit you could tell the agent that if you haven't had a response to the offer within ( say ) 48 hours then your offer will be withdrawn.

Okay EA says they have had approx 4 offers and have passed it on to the Solictors dealing with the sale
They have said they will probably go to best and final offers
Do you think I will then get a chance to rebid before they make a final decision?
if they are doing bafo, no
If you mean make another offer BEFORE the solicitors definitely make up their minds to go for BAFO, yes. Once they have announced that is what they are going to do, then No.
Having said that, years ago, me and another were bidding on a property and were told the seller was going to BAFO. I immediately offered the full asking price and got the property and it didn't go to BAFO. Naughty really.

Your Answer...Thank you all so much for your answers. I have increased my offer but I don't really hold out much hope - anyway fingers crossed. I'll let you all know
