my wife needs to get a valuation on her house for probate reasons from 2001. how would she do this? and at what cost.

If you only have to give a guide and not a specific price there is a site called "ourproperty.co.uk" on which you can feed an address and a year and it gives the average price of properties sold in that year for that street. Hope this helps.
