transfer of property ownership after receivingna grant of representation
my mother recently died, she lived alone in a house with no mortgage and was the sole owner of the said property.
My sister and i were named as executors of the will and i have gone through propate and been given a grant of representation to deal with the estate.
The will stated that all assets were to be split 50/50 between myself and my sister.
i would like to purchase the house myself and raise a mortgage to pay my sister her half.
what is the best way to achieve this, transfer the title deed into my name and re-register , raise a mortgage. or do i need conveyance and a solicitor to achieve this.. thanks.

You can have the property registered in your joint names on completion of a form and production of the copy of the will and the grant of reprecentation for a small fee. Once this has been done you can then apply to lenders for the necessary mortgage. They will probably request that you use a solicitor for the conveyancing but as you and your sister will have already agreed all points prior to this their fees should not be too high.
