What is the current estimated build cost for a 3 bedroom detached house in south Oxfordshire. I have already got the land and planning permision but am looking for a ballpark figure before I start asking for quotations.

Virtually impossible, I'm afraid, without knowing the specification Shenstone.
If I said anywhere from �700 to �1500 per square metre...........that would be of no use to you at all :o(
Get your quotes - using the full detailed spec. Try and make sure they price by taking into account all the trades and materials needed. A lot of firms just use the square meterage method......................and that'll depend entirely on how busy they are at the time :o)
As per The Builder. There are just too many variables. The kitchen you decide to specify might cost �2k or �20k.
You are going to have to write a specification (or pay someone to do it) then use competitive tendering - that's the way everyone in business deals with this. In the long term it will be the most cost effective for you.
if you try and do it on the cheap by simply asking for quotes without adequate specification, I will guarantee you will get into an interesting debate with your chosen builder (usually the cheapest on paper) about extras for what he thought you meant / wanted versus what you are then saying you want.
For budgetting purposes only, I reckon closer to �1500 per square metre of floorspace - but use this only for working out your funding.
