House survey was a waste of time, what recourse do I have?
I bought my first house about 5 years ago. The solicitor for the mortgage company did the standard searches etc. I also paid a lot for an independant valuation. What a waste of money. They didn't spot the clearly visible hole in the roof, the fact the roof tiles were spaced out, planning application for 300 houses across the road, the public sewer in the garage, failed double glazing units...I could go on.

However,the Independent (survey?) probably was at fault.However after 5 years I feel (unless anyone can correct me) that it would probably be past time to get anything done about it.
You say in both parts of your question "valuation" do you mean survey?
because I get the feeling that a valuation and an actual survey may be different things?
Despite this I still think you may have left it too long.

Should have found the hole in the roof, but then, hey, how come you didn't tell them about that 4.9 years ago.

Planning application for 300 houses should have shown up on local searches - assuming the application existed then.
Public sewer in the garage wouldn't normally be an issue but agree your solicitor should have found it if utility searches were done - maybe you didn't ask for that.
