Unregisterd land
I am currently thinking of adding a two storey extension to the house ive recently purchased. The problem is that on the side im looking to extend there runs an unregistered strip of land through my garden. If i build over this unregistered strip of land whos to say someone wont come along and make me take it down?? And whos to say that if and when i sell my house that the extension would be valueless due to its location on unregistered land. Any info would be greatfully appreciated

Don't and you run the risk that someone with a conveyance from of old turns up unexpectedly. Unlikely but possible.
You'd never, ever, sell the whole unless you legally get your hands on the land first. A buyer's solicitor would walk all over you.
