I have a dorma bungalow with 2 bedrooms upstairs and two reception rooms downstairs which one could be turned into a bedroom, if I sold it could it be sold as a 3 bedroom. Thanks
My house is a bungalow with one bedroom upstairs (yes I know, doesn't make sense!) and 2 bedrooms downstairs. I was advertised as a 3 bed house, the survey said 3 bed, but when we actually viewed the property one of the downstairs bedrooms was a lounge. I imagine you can call the rooms what you wish, a buyer will decide what to do with them.

Council Tax is based on gross floor area (GFA) of the property, which in term drives the assessment of value. Changing the category of one room to another doesn't change the GFA, so it won't change the CT. Only if one has building works done would the authority track the project is determine if the CT would change - and even then any change only applies at the first change of owner.
