How difficult is selling a property yourself, without using estate agents?

I wouldn't be worried about advertising a property - that anyone can do - but is there much else to consider that is complicated? Cos bloomin eck it'd save money.

When I sold my late father's house I simply produced a poster (on standard A4 white paper) on my computer. I then took it to a copy shop to get two A2 copies made on fluorescent paper. I put one in the front window of the house and one in the side window. I knew that there were a couple of other houses for sale nearby, so people viewing those would see my posters. (i did also put an ad in a newspaper but that's not what sold the house).
I also carefully measured all of the rooms, so that I could include the measurements in a brochure which I knocked up with a DTP programme. (The brochure included photos and various details such as the Council Tax band of the property).
I found a buyer very quickly and (although I was tempted to do the legal side myself) I engaged the services of a solicitor to do the legal stuff.
The only additional thing which you'd need to do nowadays is to get an EPC for the property:

Save a bucket of money, the estate agents charge 4 or 5 times more than the solicitor, just for a few photos and some advertising. Only drawback is that the prospective purchasers have not been vetted for finance etc. But, I must say I sold a house outside of the estate agents because people were knocking at the door when the for sale sign went up, also the estate agent valued it at £20,000 less than I sold it for, thats a lot of money. if you decide to give it a go, have a valuation from an estate agent, add a couple of thousand, advertise it and ask lots of questions of the potential buyers as there are the weekenders who just like seeing other peoples interiors.
Get a solicitor from the start, not later. they do not charge just to be appointed, only when they start searches etc. and they do give good advice, they have seen it all before. do not use the solicitor that the estate agent says is a good one.

We have just sold a house, we had a Private Sale board made up at a cost of about £40 and got a free to us 0844 telephone number to advertise the sale on the board as we didn't want our own private number on the board. We have caller display on our landline so was able to see when it was a 'house call'. The only thing we found was it restricted the sale to passing traffic or word of mouth and although we had lots of viewings, no offers were forthcoming so we paid £200+ to use a internet Estate Agent in order to get it on to Right Move etc, this fee was a one off and would remain on all of the sites for three months and then could remain on there as long as we told them we wanted to continue advertising it with no additional fees. it did mean that we had to do the viewings, but that really wasn't a problem. I think it is worth doing and saves a heap of money
When we were clearing my father's house, lots of people noticed the skips, and we had three very serious enquiries. Because we had no idea what it was really worth, we got each one to bring their own surveyor, and we brought two surveyors. Eventually we agreed a price satisfactory to the highest bidder, ( who actually turned out to be the daughter of the next-door-neighbour, so we knew she was serious) and then put the matter in the hands of solicitors.
