Building/home Contents Insurance For Landlords
nieces partner is thinking of renting out his house via estate agents, its currently empty so he only has building insurance on it, he thinks if he rents it out unfurnished then he should insure it under landlords insurance but should he have home insurance aswell even though the contents would not be his, I thought maybe he should have it as things like the kitchen and also bath, sink toilet are his and would come under fittings, thanx all

The items you mention (fixed cupboards, toilet etc) are deemed to be part of the landlords' fixtures and fittings, as you don't expect to take them with you when you leave. Tenants' F&F are (generally) all the portable items, so they need to take out their own contents insurance.
You need building insurance in a rented/let accommodation - which is relatively easy to fix up.
Your tenants' belongings you will find that you will not be able to insure as you are not able to minimise the risk. They have to do so.
I put it in the lease - altho clearly if they dont, it isnt a reason to break the lease. I dont think any tenant I know has ever been insured.
