Advice on getting a Flat mate

Hi wonder if anyone can give me some guidance - I'm looking for a flat mate however my friends are all asking me if when i get one i will be drawing a contract up or asking for certain monies etc. I haven't really thought about this really only the fact of deposit and months rent in advance - can anyone give me any advice? much appreciated?

Make it clear before hand if you will be splitting bills etc (gas,electric, telephone)  agree about smoking, housework visitors and noise. better to be clear before they move in and you find out that they have to host their weekly devil worshipping society meeting and never wear clothes (for example)

i wouldnt know what to advise about drawing up contracts, but found this a while ago and thought it was a great idea...

i works in the same way as speed dating, but its for finding flatmates instead!

it is vital that youget a tennacy agreement put in place or you could end up in a right nightmare as I did once with a very large lady who broke my bath.. because she didn't have an end date I really struggled to get rid so much so that in the end I put on a pretence of moving to the other end of the country with work  -  packed my house and everything.. then had to unpack it all.. you can get these from citizens advice.. (at least you coukd) .. share with my husband now tso marruiage licence superceded the need for tennancy agreements.
