Property Valuation And The Rent For A Property Please.

I am renting out a flat in the uk, and have been told recently I might be undercharging the tennant.
So does anybody know of a good website which deals with this. I would also like to know what my flat is worth.

I think Zoopla may deal with this sort of thing, but don't quote me!
Zoopla is where I would look to get an idea of the flat valuation. Provided there are others similar in the immediate locality, it's modelling works.
You could ask an estate agent that rents out property for a view on the rental expectations.

i live outside the uk. Do you know if estate agents reply to emails?
If estate agents are likely to get business from you, a good one will reply by email. There are some in my town that are dinosaurs though, and wouldn't. If you're just asking one for info without later paying them for their services, they all might not bother. As you have a tenant already it doesn't look as though you'll be paying an agent for anything. Look on places like spareroom.com or Google for loads of accommodation sites to look for similar properties to yours to see what they are bringing in.
Of course they do. Especially if they think they might be able to earn out of it. Your problem will be stopping them contacting you for ever afterwards.
if you are hppy with the tenant, and the rent, then leave well alone is my advice!
you can ask estate agents to value, but they will want to go round, which might alret your tenant to things

bednobs, I have just been told that if the rent i am charging is too low, i might lose my flat.
How do you think you could "lose" your flat. You're allowed to rent out your property for as little as you like!

well diddleyo, i was told by a friend/ colleague to be extra careful, eg if the rent´s too low, the tennant could buy it off you, and you cant do a thing about it. I will speak to her later with more info.
I would ask your friend/colleague to back up their assertion with some evidence.
is this the same collegue who told you you hve to have co2 monitors installed?

Your friend appears to be confusing the relationship between a freeholder and a leaseholder with the one between a landlord and a tenant.

If you own the leasehold on your flat you can ask the freeholder at any time to sell you a share of the freehold. Further, if he wants to sell the freehold anyway, he'd normally have to offer it to you and the other leaseholders first. When calculating the value of the freehold (or of a share of it) the prevailing ground rent is commonly used as a basis for determining the appropriate sum.

Your friend seems to have got that information (about the ground rent) mixed up with the rent for the tenancy, which is entirely separate, thus leading to her spouting utter drivel!
Try Rightmove which is another good website piggy. Just have a look what similar properties in your area are fetching.

Piggy....I think your friend is mixing up if you don't collect rent after 11 years (it might have changed) then the occupier can claim it as their own.

zoopla + rightmove are both useless. Just because my flat is on the 3rd floor, theres no info on those websites
well it would be better to get a valution from someone who can actually see it (estate agent). You could always pre-warn the tenant that you are not actually selling, just getting a valuation (although i wouldn't believe you!) Rightmve and zoopla are good for seeing what kind of prices a 1 bedroom flat in your area is renting/sellign for etc but wont be better than that
