Conveyancing Costs Using Purple Bricks

Hi,
Has anyone used Purple Bricks to sell their property ?
I'm about to instruct them but am torn whether to use their conveyancing solicitor (Ezie).
Pros - not paying Purple Bricks until a sale is completed seems the only incentive they'd have to chase completion & exchange after the property's sold, &
presumably communication between Purple Bricks & Ezie would be far better than if using another solicitor
Cons - are the "add on" (but seemingly mandatory) fees - money laundering ID verification fee £12.50 + VAT, each sum sent electronically £39 + VAT, maintaining archive of documents £34 + VAT - usual &/or excessive ?

You have to weigh up all the total costs against a high street estate agent. I would imagine online would nowadays be seen by many and is the way to go. I have not noticed purple bricks properties for sale on Zoopla. A conveyancer would be cheaper than a solicitor I would go with the purple bricks one. If your property is in a sought after area and the condition reflects the price you will already be at an advantage in being able to offer a competitive price as you will not have agent fees to account for.

Having now looked extensively at reviews, my gut feeling was right, & I won't be using eZie. Other conveyancing firms are much cheaper (mainly due to a £370 + VAT referral fee PB's agent would be paid by eZie, obviously out of what I'd pay - this is in *tiny* print !), I think my feeling about PB & eZie being a more communicative partnership is flawed too. If anything, another solicitor is more likely to "gee" PB up. Just means PB's fee has to paid up front.

Oh, & no other solicitor is charging for archiving documents, most don't charge those other "extras" either, they're already included in the initial legal fee.
Strikes me £370 or so is about as much as you should expect to pay a licensed conveyance anyway. This animal is not the same thing as a solicitor but does the same job without having to run the overheads of running the Jag. One hates to think what you've been quoted if it includes this level of kickback.

These extras are standard disbursements and sound about right.

Lastly why on earth would you want an archive held with the legal bod anyway? Just get the emailed archive of documents and correspondence on CD ROM. You're selling after all, so the likelihood of ever needing these documents again is pretty small.
Compare conveyancing quotes online before you instruct your solicitor. Then you can decide if the purplebricks deal is good or not.
