How Do I Get A Domestic Boiler Re Commissioned ?

HI,

Am selling my house & a week before we're s'posed to be exchanging, the buyer's solicitors want a Corgi compliance certificate (building regulations certificate) that should've been issued when the boiler was installed in 2006. Long story short, the engineer (who was Worchester Bosch approved) never applied for it so I have to get the boiler re commissioned to get a certificate. The phone numbers I have for the original engineer are no longer in use & can't find the company name on the Internet so am guessing they don't exist any more. The company that are scheduled to service the boiler etc. this week offer a very comprehensive service but even they don't do what I need. Where do I start even trying to find someone who does ?

Just phone a gas safe registered plumber.

The engineer who's due out this week to do the service & gas safety check is obviously Gas Safe registered but the company have told me he can't re commission the boiler, it's "not something they do".
Are you paying for them to come out?
You'd think they could have at least advised you who to contact - maybe the Local Authority Building Control could advise you.

Yes ummm, I'm paying for them to do the boiler service & gas safety check, was booked weeks ago. If I find someone to do the re commission though, may get them to do the service too, I don't know. This has really flummoxed me ... :(
Honestly, these people do talk some twaddle at times. How on earth can you "commission" a boiler that has been set up and run for 11 years?

Installers, of course, should complete a commissioning certificate and register the boiler with the manufacturer for guarantee purposes if nothing else. This obviously wasn't done. All that's needed now is for a Gas-Safe guy to thoroughly inspect the installation and certify that it is kosher.

The condition and operating measurements of the boiler as it is now are what's important; not what was or wasn't done back in 2006.

Of course, human nature being what it is, no registered installer is going to put his name to an 11 year old installation. That's quite understandable... but, he can certainly test, inspect, and confirm that the system is safe as it stands now (assuming it is that is.)

That is certainly enough for any sensible person.... even solicitors, who, naturally, do not understand these situations.

Tell your servicing guy that you need a full "MOT" on the boiler - complete with paperwork.

Quite agree with you The Builder, but can't see the solicitors agreeing to exchange next week when there's no hope of this being resolved with a certificate for weeks (according to Gas Safe). Was actually those solicitors who suggested next week to exchange, knowing full well those queries hadn't even been asked yet, or (as it turns out) the local searches being completed (which *should* be tomorrow).

I have now actually found the company who installed the boiler, they've changed their name a couple of times but they are still Worchester Bosch accredited. And I have spoken to them. They'll be getting back to me tomorrow, but I've since found the original quote from 2006 which includes "commissioning the boiler" (which, at the time, I naively took to mean switch on & make sure it's working properly !) & sent it to them, so we'll see what they say about that.

By the way, when I bought the house, my solicitor never asked for this "compliance certificate" for that boiler so how was I ever to know I needed one ? If I had, I'd have chased it up at the time, not blimin' weeks before we're s'posed to complete. Had a thought, a new boiler was fitted a couple of years ago, at a house I rent out. Don't ever remember this certificate being issued there ... best check THAT *when* I get a chance ...

Oh, The Builder - I do have the Registration Certificate so they did do that bit.
Ah... if you have the original registration certificate, then surely the boiler was commissioned?
Commissioning is simply firing it up and checking a whole load of readings to ensure proper operation.

Send your registration certificate to the solicitors, along with the servicing and condition report that you are about to get from the heating engineer.
