Loft conversion`

We are about to move into a bungalow in Bedfordshire, and hope to do a loft conversion to put a master bed and en-suite upstairs.

Does anyone know anything about how much this kind of thing is likely to cost (if it is possible to guesstimate with such little info) or any good builders in the area that do these kind of works, that could advise.

Probably the most important thing to remeber about loft extensions is that in 99.9% of cases roof rafters were put in to support ceilings and not floors.

You will need to have much thicker joists put in to support the floor. Be absolutely sure this is being done and that it meets building regs.

hi depending on the size 20,000/25,000 or abit bigger 25,000/35,000

If the bungalow already has a extension like at the back or side then it can make it hard to get planning.

When finding a builder ask for photos of work they have done and if possible speak to people they have done lofts before. Seems abit mad but thats alot of money to give to someone who might do a bad job.

We are in the process of adding a dormer loft conversion to our 3 bed semi at the moment. 1 master bedroom with en-suite.

Building costs including bathroom are coming to �23,500 'ish.

We had watched a dormer being built close to us about a year ago. When we were ready to proceed we cheekily knocked on the door and asked who did their loft conversion and were they happy with result.
