My son is buying his first house and had a surveyors report. It raises a lot of queries, i.e. Has boiler been serviced recently, any Gas Safety certificate, is burglar alarm serviced, any rights of way over property. Does his solicitor ask the vendors solicitor these questions, and is there an extra charge or is this all in with the conveyancing fee? Thanks all.
Surely a quick look at the original pans for the land registry would inform the surveyor if there are any rights of way over the property and I would have all the safety checks done myself when I owned it. He could look at the plans himself.
Mallyj, the point of asking the questions, instead of checking yourself is that the responses then form part of the legal contract and the buyer will have recourse if the answer is wrong and the buyer loses by it
