Last month my solicitors sent me some forms to fill in re my house sale. I completed them and enclosed some electrical paperwork for rewiring, extra sockets and light switches I had done around 10 years ago. I stupidly posted these 1st class a month ago. They haven't been delivered and needless to say I can kick myself for not taking copies or sending them registered post.

The sols mentioned something about an indemnity clause or something like that. I know it's some sort of contract but how long does cover for and will there be a charge for it?

Often used these days when something crops up in a house sale which leaves a door open to some possible irregularity.

The irregularity is usually almost negligible, but lawyers today are extra cautious.

Often a one-off payment . Sometimes £200 or a bit more. Often only £100
If the contractor is still trading they may still have copies.

My parents live a few doors down from the electrician so my dad will ask if he has records dating back 10 years. Fingers crossed he has so I can avoid the indemnity insurance.
We keep certs and e-certs going back over 30 years and have had many similar requests for copies.
I had to get one when I sold my Mum's house when I could not ind any paperwork relating to an internal wall she had knocked down in the 60's. The cost was £59.

I never get rid of any paperwork relating to the house.

Before I posted the forms I took them them to the estate agent to check them over. I think I saw him photo copying something so will ask there as well.
