Sold Prices With Added £ Per Square Metre Data

This site., does anyone know how accurate their metre data is ?(i don't mean price per metre but just the actual size details) It lists my house has having one of the largest square metre within its postcode - but i'm not exactly convinced it is ! https:/ /housem etric.c o.uk/

My property is shown as 37 square metres and others like it are shown as either 37 or 38 square metres, except for one property which has had an extension added.
If you go to Rightmove, you can find not only the prices of houses sold in your area but the sale details at the time that they were sold, which usually includes a floor plan with measurements:
