Cost Of Changing Conservatory

We have a small conservatory 2.5m x 3m . 2 of the walls are part of the house (bedroom and kitchen walls) The other 2 are half brick. Roughly what would it cost to have the walls built up and a flat roof put on?

Before you could even begin to think about it , Mac, you would need to know what foundations the walls have.
If you have a conventional strip foundation, then it's possible.

From what you describe, I doubt it has this. More likely it's a concrete "raft". That is, a slab of concrete as in the way you might site a garden shed.
Unless the slab has been designed properly, it won't be able to carry the extra load of masonry and flat roof construction, which can be quite heavy.

You may need building regs as well (or a building notice submitted and approved). Planning permission shouldn’t be required but it’s a bit of a grey area.

It has the same foundations as the kitchen extension as it was all done at the same time so thats not an issue. The conservatory and kitchen both had planning permission. The reason for doing it is the conservatory is leaking and rather than just replace with another conservatory we thought a room would be better . No electrics or plumbing would be needed as they are already in the existing walls and the heating is already in pplace as underfloor heating

Sounds promising. I would be cautious about having a flat roof though - so often they leak.

Well not sure what to do yet I was just hoping someone could give an a ballpark figure and thought flat roof would be cheapest

I'd have to disagree with Hopkirk over leaking.
Modern materials make this very unlikely these days. A good idea would be to use EPDM. It's a rubberlike covering.

Mac... I don't mean to be awkward... but I'd like a pound for every time someone at a party (it's usually a party) asks me for "a ballpark figure."
There's no such thing I'm afraid. There are so many different levels of finish and detail.
If I told you it could be anything from 5k to 10k, that's not going to help you at all.
You don't want a rough figure. You need a proper quotation. Do look around for someone who would be able to look at the job (the most important thing), and discuss with you just what you're looking for.
A good builder would take many hours to work out a meaningful quote.

Yes but the new extension will be materially different. Best to get some plans drawn up and ask your local planning department (who will be snowed-under with work and may not get back to you anytime soon, and then when they do, they’ll probably just say they aren’t prepared to comment and that you should submit an application).
