Garage Replacement - Plans/Planning Permission?

Hi.
My parents need an old asbestos garage, with concrete floor, demolished and a brick replacement built on the same footprint. Do they need plans and panning permission for this?

Contact their local council and you'll get the correct answer. Our council has always been very helpful.

Thanks. I’ve just emailed them . It’s very overwhelming trying to help my parents and not cock it all up
Not normally.
Exceptions are:
If it's in the curtilage of a Listed Building.
If there's a restriction such as a Covenant in the Title Documents (Deeds)
Special local restrictions.

To save any interference from a local 'curtain-twitcher', give your local Planning Dept a call. Ask for a General Enquiry.

Building Regulations not usually required either, but some Departments have their own ideas. So ask for 'Building Control' (same Planning Dept.)


Don't worry. It's quite straightforward.

When you come to take the garage down, be prepared for 'asbestos specialists' to freak out over the asbestos.
Don't let them spook you. It is perfectly Ok for your builder to unbolt the sections and get rid of them.
A lot of Council tips have a special section for 'hazardous waste.'
It'll be pretty low-grade anyway.
Ring your Council to see if they will accept it. Then you can tell your builder or whoever dismantles it that they can carry on.
This HSE guide gives useful information in relation to asbestos removal – the diagram on page 7 suggests that dismantling/removal of such a structure can be carried out by non-licensed persons. Even so, I would not want to be standing in close proximity while the work is being carried out – asbestos can be very hazardous material.
