Does homeowners policies cover mold clean up in a house and in rental properties if tenants move out with damage to the structure of the apartment covered on our home owners? Tenants have no money and going to court will not help the matter .Young people.

did they cause the mould?


mould is caused by damp, usually exterior and caused by leaks and untreated brickwork etc


it is not the tenants responsibility unless they did something to make it damp, such as a fish tank or a didn't sort out a leak.


i would therefore think your insurance would cover it.

If you have standard household insurance and you let out the property without telling the insurers, then they will not entertain any claim if they find out you have been letting.


It varies according to the exact policy you have bought, but they generally do not cover 'wear and tear' either.


For example, if your flat roof started leaking because it was damaged in a gale, then they would be likely to pay out. However, if your flat roof started leaking because it was 20 years old (ie had reached the life expectancy for a flat roof) then they would be unlikely to pay out.


Again, check your exact policy, but they are unlikely to pay out for a mould problem caused by poor ventilation or damp.
