we are buying a 2 year old property with the remainder of NHBC , and paying cash. Is there a need for a survey?

of course,dont buy it without one,you may regret it in the future if you dont, it tells you many things about the property,the area,whether a motorway will be built nearby,flooding details,council plans for that area,you would be absolutely mad not to have one done
The problems that NORMAN lists are all very real, but they are revealed in Searches, not a survey. Your solicitor will normally do searches as part of the deal. Personally, if there's nothing obviously wrong with the property and it's only 2 years old, I would savea the survey costs and spend it on a house warming party.
tony,yes you are right,i got it mixed up.but i think the solicitor would advise a survey just in case,
The NHBC warranty covers structural problems for 10 years, but covers other problems for only 2 years. A survey will tell you much more, as NormanTD suggests.
Yeo, gey a survey done, as it will also aid you in getting insurance as well as give you peace of mind.
