Letting Regulation -Gas and Electric check??

Hi all,

We're thinking about getting a property to let. However, we would like to know if there is any regulation we must comply as a minimum for the landlord.

We know we need to get the Gas related equipment to be inspected by CORGI and cetificated. Do we need one for the Electric?

Yes you should have the electrics checked,firstly before you let, It is called a "Periodic Inspection and report"
it will be a thorough check of the installation,if all is well you get a certificate,that you must keep,they are normally for five years or on a change of tenant whichever is the sooner, it will probably cost about �150.00 you will have to pay this even if the wiring fails,the electrician will tell you what it fails on if it does fail., hope this helps, Ray

The Gas Certificate is the only one you MUST have legally, the electric check is not absolutely necessary though it would be wise to have it done
