Having lived in my 1st floor flat for a year (shop underneath and 1 flat above) i have discivered the roof is leaking and a damp patch was found (where the gutter bit between the 2 roofs meet, i know a bit flaky but never been up there). My question is who is responsible for fixing it? Have been on the the feeholders - a management estate company, and were useless at best and keep having to ring back. Is the cost shared between the 3 leaseholders or will building insurance cover it? I know I should know some of this but first foot on the property ladder and it's been a huge learning curve so far! Any help much appreciated

Read your lease. It should contain service charge arrangements and covenants for service work performance. Consult your solicitor if you want to ensure that the other parties perform!
